ROOF: 20 gauge steel decking insulated, single membrane rubber roof system.

CLEARANCE UNDER BEAM: Approximately 30' under main roof beams in warehouse.

COLUMN SPACING: 50' x 50'

LIGHTING:

  • WAREHOUSE: T-5 high output fluorescent fixtures in accordance with applicable electrical code.
  • OFFICE: Fluorescent, lay-in, recessed fixtures to provide sufficient lighting in accordance with applicable electrical code.

TRUCK DOORS: Landlord allowance is one (1) vertical lift manually operated dock door for each 10,000 square foot of space leased. Additional dock doors would be for Tenant's account.

DOCK LEVELERS/DOCK SEALS: Dock levelers and dock seals are an extra cost which would be for Tenant's account.

SPRINKLER: Ordinary hazard 125' wet system conforming to N.F.P.A. Pamphlet 13. The system is designed with 165°F sprinkler heads with a flow rate of .20 GPM over the most remote 2,000 square feet.
